For avid golfers, Bent Tree's championship, eighteen hole golf course is one of the most beautiful in the nation, enhanced by the enchanting beauty of the Blue Ridge Mountains.  

Relax and enjoy a beautiful pristine mountain lake covering 110 acres. Fed by rushing trout streams, the clear, deep and cold waters are kept stocked with bass, trout and bream -- a fisherman's paradise. Swimming, boating and sunbathing are popular on the white sand beach. Overlooking the beach and lake is a pavilion where Bent Tree residents enjoy barbecues, dances, festivals and other fun events.  

For the equestrian-lover, Bent Tree's stables boards several fine horses which are groomed by a resident stablemaster. Boarding is available for members. Miles of quiet riding trails wind through laurel thickets along scenic mountains.  

Residents enjoy dining at the Nineteenth Hole restaurant, owned and managed by Bent Tree as well as dances, dinners, and special events held at the lovely, spacious club and fireside lounge. All facilities are reservable for private use.  

Swimming is always a favorite past-time at the club's family Olympic pool, the teen club, as well as the adult pool at the main clubhouse. 

Take a hike along one of our many nature trails, and enjoy a number of picturesque waterfalls.

All Bent Tree owned equipment from fire trucks to golf carts, including all common buildings and facilities, are paid for and owned by Bent Tree. Bent Tree operates in the black and sets aside funds in anticipation of future growth needs such as water and road upkeep and reserves funds for unforeseen emergencies. Bent Tree's water department was rated by the State of Georgia as among the best.

In most real estate transactions there are a few responsibilities that the sellers need to handle before the closing, such as repairs and termite extermination. The deadline for completing these obligations usually coincides with the actual closing. Many sellers barely make that deadline. Those who wait until the last minute to handle these matters may miss the deadline altogether or pay high rates in order to get a plumber, roofer or electrician on an emergency basis.

Your buyers will probably get a structural inspection done after the contract is ratified. Within 10 days of the contract's acceptance by all parties, the pest inspection should be scheduled. Even though sellers usually know well in advance what is needed, they sometimes put things off until the buyers have finalized the loan approval process. Since these repairs will have to be made anyway, it is a good idea to get them done promptly.
